1. Federal GST Relief Program (NEW 2025)
Effective May 27, 2025, first-time home buyers receive unprecedented GST relief on new home purchases:

2. BC Property Transfer Tax Exemption (First-Time Buyers)
British Columbia offers property transfer tax relief for qualified first-time buyers:
Full Exemption (Up to $8,000 savings):
- Home value up to $835,000 (as of April 1, 2024)
- Complete exemption on first $500,000 of purchase price
- Property size 0.5 hectares or smaller
- Principal residence only
Partial Exemption:
- Home value $835,000 - $860,000
- Properties larger than 0.5 hectares
- Properties with additional buildings
ποΈ NEW: Newly Built Home Exemption (Updated June 20, 2025)
This is separate from the first-time buyer exemption and available to all qualifying purchasers of newly built homes:
- Full Exemption: Newly built homes up to $1,100,000 fair market value (increased from $750,000 as of April 1, 2024)
- Partial Exemption: Available for homes valued between $1,100,000 - $1,150,000
- Key Benefit: Much higher threshold than first-time buyer exemption, making expensive new construction more affordable
- Eligibility: No first-time buyer requirement - available to all qualifying purchasers
3. Additional First-Time Buyer Programs
First Home Savings Account (FHSA)
Contribute up to $8,000 annually (max $40,000) with tax deductions and tax-free withdrawals for home purchase.
Home Buyers' Plan (HBP)
Withdraw up to $60,000 from your RRSP ($35,000 per person) for your first home purchase without tax penalties.
First-Time Home Buyers' Tax Credit
Claim up to $10,000 for a maximum tax credit of $1,500 to help with closing costs.
Homeowner Grant BC
Save up to $23,100 over 30 years on property taxes for homes under $2,175,000 (2025 threshold).

Who Qualifies as a First-Time Home Buyer?
Personal Requirements:
- Canadian citizen or permanent resident
- At least 18 years old
- Never owned a home in current or previous 4 years
- Spouse/partner must also qualify (if applicable)
- BC resident for 1+ years OR filed 2+ BC tax returns in last 6 years
Property Requirements:
- Must be your primary residence
- New homes from builder, owner-built, or co-op shares (for GST relief)
- Any residential property type (for PTT exemption)
- Property size restrictions may apply

If buying through assignment sale, GST relief only applies if the original purchase agreement with the builder was signed on or after May 27, 2025. Pre-existing contracts do not qualify for the new GST exemption.
